Separating features in an image

Hello, if I have an image like the the one I have attached, how do I use matlab to extract the unique/distinct features in that map image? Can I separate the unique features in the image? How do I go about it? Any code will help? Thank you.

One easy option is to do clustering based on the image color. You have three parameters (R,G,B), using these as the three dimensions, you can use a simple clustering algorithm like K-means to cluster the regions which has same/similar color.
